Located near the intersection of 10th Street and University Ave. The first phase of the development consisted of 127 townhome-style units with a fitness center and dog park, owned by the Signature Fund IV. This second phase of the development will offer residents more rental options and a full-featured clubhouse and onsite pool. The management and maintenance teams will work across both phases, and marketing assets will also be shared, bringing economies of scale to property operations. Residents of both phases will be able to share amenities across the entire site.

Prairie Dunes

Located in in North Sioux City, South Dakota Prairie Dunes will bring approximately 177 units and 20 buildings to the area. The project will be built in two phases, with pursuit of the second phase subject to the approval of the Managing Member and the Class B Members. The first phase will consist of approximately 89 units and 10 buildings, including 1 ten-unit garage, 11 studio units, 11 one-bedroom units, 22 two-bedroom units, 6 three-bedroom units, 18 two-bedroom townhome-style units with attached garages and 21 three-bedroom townhome-style units with attached garages. (“Phase 1”). The second phase is expected to have approximately 88 units and 10 buildings, including 2 ten-unit garages, 11 studio units, 11 one-bedroom units, 22 two-bedroom units, 6 three-bedroom units, 6 two-bedroom townhome-style units with attached garages and 32 three-bedroom townhome-style units with attached garages. (“Phase 2”). The project will include a clubhouse and an in-ground outdoor pool.

Splitrock Townhomes

Located in eastern Sioux Falls, South Dakota brings a total of 168 townhome-style apartment units to the intersection of 26th Street and Six Mile Road. This is the next phase of the overall development bringing townhome-style living with many different floor plans in two and three-bedroom layouts. Additional commercial development land is southeast of the site, which may offer residents additional nearby services in the future. Each townhome includes an attached two-stall garage plus two dedicated surface parking spaces, ground floor patios or decks, and a washer/dryer in each unit. The clubhouse that was built for the previous Split Rock Village project on the southeast part of the site will be shared with Split Rock Townhomes, allowing access and cost of the amenities to be shared. Marketing, management staff, and maintenance staff will also be shared, providing improved economies of scale. The clubhouse features a game room, fitness center, golf simulator, in-ground pool and restrooms. The rental office and reception area are also located in the clubhouse building.

There are also 50 garages available to residents at an additional cost. The development features an amenity package with a high-end full-service clubhouse including an outdoor patio and pool. Located in downtown Des Moines, IA, LINC IV is the fourth phase of a multi-family development in Gray’s Station in downtown Des Moines, Iowa. Started in 2018, LINC I was one of the first components of the larger Gray’s Station neighborhood and is located on the prominent corner of MLK Jr. Parkway and SW 11th Street in downtown Des Moines. LINC IV is expected to bring 135 units and 51 attached tuck-under garages to the development, joining the greater multi-family community of LINC I, LINC II, and LINC III (Linc Townhomes).
